- Township DSC standards. Mowed turf, defined bed edges, mulched beds, no overgrowth into the right-of-way or onto the cart paths. We keep your yard off the covenant-letter list.
- Canopy-aware grass care. St. Augustine on shaded sides under the pines, Bermuda on full-sun fronts. Cut height tuned to the species, not the calendar — which is why your shaded side yard finally looks even with the front.
- Cart-path-clean. Walks, drives, and the cart path get blown clean before we leave. Whoever’s biking past on Saturday morning shouldn’t be riding through your clippings.

- Yes — Alden Bridge, Cochran’s Crossing, Sterling Ridge, Indian Springs, Grogan’s Mill, Panther Creek, Creekside Park, and the College Park / East Shore side. We also run Spring proper, Klein, Tomball, and the Conroe edge.
- We work to the Residential Design Standards the Township DSC enforces — mowed turf, defined bed edges, mulched beds, no overgrowth into the right-of-way or onto the cart path. If you’ve gotten a covenant letter, send a photo and we’ll quote a one-time reset plus weekly maintenance to keep you off the list.
- Almost always grass-type mismatch. Bermuda needs full sun and dies under the Woodlands pine canopy; the shaded sides really want St. Augustine. We’ll tell you on the first walk-through what each part of the yard should be — and patch or convert where it makes sense.
- Monthly billing on a flat rate works for most people. We invoice on the 1st for the month ahead. Per-visit billing is fine too if you prefer it.
